The city of Trenton mailed revaluation notices in January to city property owners to complete a court-ordered revaluation of nearly 30,000 residential and commercial properties.
Residential property owners should be aware that the assessed value listed on these notices is considered to be the fair market value of their property. Appraisal Systems Inc., the vendor who conducted the citywide revaluation, calculated these assessed values using residential property sales in surrounding neighborhoods, as well as information that was collected during inspections of residential properties.
This data will be available for property owners to review at asinj.com in February. Property owners are advised not apply the 2016 tax rate to the new 2017 assessments.
Property owners will have an opportunity to meet by appointment at City Hall with representatives of Appraisal Systems by calling 973-386-111 or e-mailing trenton@asinj.com if they have questions about the assessed value of their property. Appraisal Systems will conduct these appointments in the morning, afternoon, evening, and on Saturdays.
Assessed values will not be official for 2017 until property owners receive the traditional green postcard from the city’s tax assessor.
