For Rosica, relationships make real estate rewarding

Tony Rosica’s path to becoming a real estate agent started on the soccer field.

Two decades ago, Joe Gulino, owner of a local real estate company, invited Rosica to join his company at a soccer game. Rosica has been in business ever since.

A Robbinsville resident, Rosica grew up in Hamilton, and graduated from Nottingham High School. He earned his bachelor’s degree in business from Guilford College in North Carolina, where he continued to play soccer while learning about finance and marketing. He earned his master’s degree in counseling at Cairn University in Philadelphia. His parents, Lou Rosica and Carol Reifer, are an important part of Dreamline Kitchens and Baths, a family-run business located in Hamilton. Sixteen years ago, Rosica and his wife, Marlene, moved to Robbinsville, where they are raising their children.

Over the years, Rosica has sold many homes in Central New Jersey and Eastern Pennsylvania. He also works with a relocation office to help people move throughout the United States and abroad. Rosica said, for him, he loves real estate mostly because he enjoys making sure each client and family feels like they are taken care of.

“What is always the most memorable is the joy I feel when I have helped a customer fulfill their dream of home ownership, finding just the right home to meet their family’s needs and then some,” Rosica said. “Invariably, my customers and I become good friends.”

Rosica said it is the relationships that make the tough business of real estate worth it.

“In the end, I am finding that when all is said and done, when we are all done our schooling, working at a particular place or coaching a particular team what we are left with are the relationships that meant something and that were developed over time,” Rosica said. “Everything else fades, even the things that were accomplished, the awards achieved together. It’s the relationships that last.”

As part of that, Rosica runs a free seminar educating clients about the tax appeal process, and holds follow-up workshops to find the difference between clients’ property assessment and the true market value of their home. If there is a difference in their favor, Rosica helps prepare an appeal for free, and files it with the county and municipal governments. In all the years he has done this, Rosica said he has won every appeal he has filed, saving clients thousands of dollars.

When not selling homes, Tony enjoys spending time with family and friends, and coaching youth sports, especially soccer in town. He still plays soccer, and enjoys spending time outdoors, as well as traveling and doing some public speaking.

One of his passions is Family of Friends International, a nonprofit network of Christians. It is a volunteer-driven organization that donates 100 percent of what it collects.

“In 2015, we celebrated 10 years as a non-profit organization, that till this day has run on zero expenses, and we don’t raise funds,” he said. “The federal and state government officials are always surprised when we tell them that. The organization is based on relationships here and abroad, and all the monies are given directly to those in need.”

Most of Rosica’s clients come to him from referrals and by reading the testimonials on his website. Recently, one client was so impressed by Rosica, she penned a two-page long testimonal for him to use.

Rosica encourages home buyers and sellers to “find an agent that comes highly recommended, this way the agent can be held accountable, like any other line of work. In addition, the key is to find one who is honest, experienced and available.”
