The West Windsor Planning Board will continue hearing an application on Wednesday, January 25, for a 226,”678-square-foot, five-building office complex and hotel on Route 1 north.##M:[more]##
The project, called the Greenview Corporate Center, is being proposed by Switzenbaum Realty on a 64-acre site adjacent to the Square at West Windsor shopping center.
The L-shaped property has frontage on Route 1, south of the shopping center, and wraps around the back of the center property. The Route 1 entrance is proposed to feature two fountains and sculpture. A second entrance to the project is proposed from Meadow Road, through property owned by the Windsor Woods apartment complex.
The application calls for the construction of a six-story, 160-room Hilton Garden hotel; two identical two-story, 53,”897-square foot office buildings; and two one-story, 10,”310-square-foot office buildings. The plan proposes jogging trails through site, and a shuttle for hotel guests to and from the Princeton Junction train station.
The site, which is zoned for research, office, and manufacturing uses has 37.7 acres that are constrained by wetlands and floodplains. According to Planning Board Chairman Marvin Gardner, the plan calls for 30 acres of the constrained land to be deed-restricted for open space and greenbelt.
Under the current zoning, because more than 50 percent of the site is environmentally constrained, only 12 percent of the property can be developed. Gardner says the Switzenbaum application is well under that requirement, with only about 8 percent site coverage.
According to Gardner, Switzenbaum appeared before the board several years ago with a plan for the property that had significant intrusions into the buffer zone with Windsor Woods. The current plan maintains the mandatory 85-foot buffer, except one small area where the buffer is reduced to 75 feet.
The initial hearing on the application, held on January 4, included testimony by the applicant and its professionals. Planned for the January 25 are testimony by township professionals, questions from board members, and a public hearing
