As a record-hot real estate market shows signs of cooling off, houses in Princeton continue to be listed at eye-popping prices. Here is a look at what’s available at the high and low ends of the market as of June 24, when the Echo went to press.
At the top of the list is 20 Leonard Court, a French Provincial-style manor on a cul-de-sac off of Drakes Corner Road. The six-bedroom, 11-bathroom estate built in 2010 is nearly 12,000 square feet. The 5.28-acre lot also includes a tennis court and pool. The home, which has been on the market since April, is listed by Rena Yang of BHHS Fox & Roach – Princeton. $8,500,000.
Also for sale in the neighborhood is 155 Drakes Corner Road, a seven-bedroom, nine-bathroom, 10,000-square-foot estate on a 19-acre lot. The grounds include a pool and jacuzzi along with two pool houses, each with a kitchen and changing rooms, as well as lit tennis courts. The home built in 1988 is listed by Owen Toland of Callaway Henderson Sotheby’s International – Princeton. $4,999,000.
The high-end homes are not limited to that corner of town. In the Institute neighborhood is 12 Battle Road, listed by Barbara Blackwell, also of Callaway Henderson. The original owner of the 1911 home was George B. McClellan Jr., a former congressman and mayor of New York City. The interior of the eight-bedroom, seven-bathroom home features multiple carved marble mantels and the same marble tile used in Grand Central Station. The three-car garage also includes a one-bedroom apartment. $3,000,000.
Near Princeton High School, there is 142 Moore Street, a 1920s home that was expanded by its architect owner to include six bedrooms and five bathrooms as well as an attached garage on the .26-acre lot. The home is listed by Susan Hughes of Callaway Henderson. $2,000,000.
While the upper ends of the market are characterized by expansive estates, the least pricey home ownership options are for condo and apartment units.
For those seeking the convenience of downtown living without concern for vast living space there is a studio apartment available at 43 Palmer Square West, listed by Sarah Strong Drake of Callaway.
