Dawn Buxton Monsport of Keller Williams real estate traces her family’s Lawrenceville roots back to the late 1800s on her father’s side, and to Mercer County in the late 1600s on her mother’s side.
She attended Lawrence Public Schools until 10th grade, before transferring to and graduating from The Hun School. Both of her sons attend Lawrence High School.
It is this background that brings Buxton Monsport a unique perspective as an area real estate agent.
Locals might be familiar with Buxton’s, a dairy farm that was on Lawrenceville-Pennington Road where Amalfi’s is now located.
“The dairy branched to Buxton’s Country Shops, a chain of 32 restaurants, known for the best ice cream in the area,” Buxton Monsport said.
The Colemans, her mother’s side of the family, came to Mercer County in the mid/late-1600’s, and they immigrated to America with Henry Hudson. Her grandfather’s farm was located on Quakerbridge Road.
Following her graduation from Rollins College, a liberal arts college in Florida, and a career in the hospitality industry, she moved back to Lawrenceville in 2000 with her husband John and 1-year-old son, Thomas, and purchased a family home.
“While on maternity leave that year for our second son Justin, I went to school for my real estate license and started a new career. A decision I have embraced and have truly enjoyed. The last five years of my real estate career have been with Keller Williams,” Buxton Monsport said.
Buxton Monsport became a real estate agent in 2000, and started with Keller Williams in 2009. Her husband, John, joined the Buxton-Monsport team in 2011. “He has been a tremendous asset and addition to the team,” Buxton Monsport said.
“I am very familiar with all the neighborhoods in Lawrence Township and know how to sell each one based on its own unique characteristic and value. I am active in the school system and proud that my sons go there,” Buxton Monsport said.
“Knowledge of the schools is very important when selling a town,” she added. “My commitment, expertise, success in closing sales and recommendations from past clients granted me membership to the Top Producers in Mercer County,” Buxton Monsport said.
Thomas, 16, a junior at Lawrence High School, and Justin, 14, a freshman, are both involved with a variety of activities, including music. Buxton Monsport is the president of the Music Department Booster Club. She is also on the board of Lawrenceville Main Street, and the kitchen coordinator for LOGOS program at the Presbyterian Church of Lawrenceville.
The real estate market is strong in Lawrenceville, she said. “We have had a solid real estate market this spring in Lawrenceville with home values showing a modest increase to those in 2014. Properties in mid to lower price ranges and properties with updated kitchens and bathrooms are selling quickly and close to their asking price.”
Buxton Monsport’s advice for sellers is to remember the importance of updating your home, and making home improvements, such as fresh paint, and staging your home to make it look its best.
“The rental market continues to be very strong, so the purchase of condos and townhomes as investment properties also continues to increase.” Overall this is good news for Lawrenceville, she added.
Buxton Monsport offers the following advice for current home owners with loans: “If you are still paying PMI insurance on your loan, you may want to have a current market analysis done on your property. The increased market values may have eliminated the need for PMI insurance.”
In addition to being licensed in New Jersey, Buxton Monsport can also sell real estate in Pennsylvania.
“Though Lawrenceville is the center of my business, I specialize in Mercer County and I have a Pennsylvania license extending my business across the river into Bucks County. I am currently studying for my New Jersey broker’s license and hope to add a Florida license to my credentials in the near future.”
Last month Buxton Monsport completed the 150 hours of classroom instruction and plans to take the New Jersey state broker’s exam to complete the licensing process once the state approves her application.
